Who We Are
The team at Good Enough Construction is a group of friends from Seattle, WA. We started buying rental properties in Cleveland in 2016 because we were priced out of our local market. As we grew our our portfolio of properties all bought under $100k, we struggled with finding reliable contractors, even for the most basic jobs. Our cofounder, Ryan Evans, moved to Cleveland to scale the rental business and seek out opportunities in the increasingly hot real estate market.
We found that when we needed some work done on our properties, we had only a few options – we could hire a specialist contractor who seemed legitimate, but was unreasonably expensive, or we could hire the cheaper guy who was a referral and often just had a first name like Dan and he only took payment by cash and gave his quote via text message. We could have hired a property manager who would have just hired Dan charged us an extra 10% to “manage” the project, but that wasn’t a great option either. So we did it ourselves.
We renovated our own projects and learned a lot about the trades through several gut jobs and many expensive mistakes. When on the job, we often found ourselves asking one another, “what do you think?”. The work wasn’t perfect, but it was done and let us move forward. We answered, “it’s good enough.” Over time we realized that a lot of people need projects done, but they don’t need it done perfect and they don’t have the budget to hire a high-end contractor. We still do good work, but we know when to call it “good enough.” If that’s what you need, give us a call.

Let us manage your project if you have better things to do.
Investing out-of-state in Cleveland has plenty of challenges so your on-the-ground team is important. We always do live video walkthroughs on projects so you can see exactly what you’re up against, and then you tell us how far you want us to take the renovation. We will advise you on when you need to paint the whole place or can get away with just a few touch ups, because that can make all the difference on your bottom line.
